PEZA pipeline points to stronger investment momentum

The Philippine Economic Zone Authority (PEZA) approved P216.46 billion of investments in January-August, or 72.15% of its P300 billion 2026 target, supported by stronger interest from Japanese, Chinese and Taiwanese investors. Management now expects to surpass both its full-year target and potentially the P312 billion historical high recorded in 2012.

We think the improving approvals pipeline is encouraging for manufacturing, semiconductors, information technology-business process management (IT-BPM) and industrial property demand, particularly as Japan-related interest rebounds. The broader policy backdrop, including Pax Silica and the Luzon Economic Corridor, could help channel more high-value projects into export-oriented sectors over time.

To exceed P312 billion, PEZA still needs roughly P95.5 billion of approvals in September-December, or about P23.9 billion per month, below the P27.1 billion monthly pace achieved through August. The bigger risk is execution, as approved investments must still convert into actual capex, hiring and production.

In our view, the strongest listed read-through is for industrial and business-district landlords with exposure to PEZA locators and IT parks. Ayala Land Inc. (ALI) could benefit from renewed office and township demand, while broader investment momentum would also support logistics and industrial property names if project conversion accelerates.
